Cottage Plumbing FAQs

Water-related tasks that make cottage life enjoyable: hot and cold running water for all the necessary fixtures and appliances: hot water tanks, pumps, sinks and showers, washrooms, and toilets. Some also choose to add filter systems, dishwashers, laundry facilities, and more.
Some draw water from a lake, river, or well. Cottage owners may use the cottage year-round, while others close it up before winter.

Closing the cottage has a specific set of tasks that have to be done properly to ensure a smooth opening the following spring.

While some cottage owners take a do-it-yourself approach to opening and closing, more often than not, they hire it out to Plumbtech Plumbing Inc. The Barrie-based plumbing business provides a wide variety of cottage plumbing services to customers in Simcoe County, Muskoka, and Parry Sound.

– Turn off the breaker to the pump and the hot water tank, tape it shut, and mark it “do not turn on.” Drain it. Open the relief valve to drain it if needed.

– Open all taps, including any outdoor taps.

– Disconnect washing machine hoses, if applicable, and add RV-type antifreeze.

-Turn off electricity and/or the main breaker to the dishwasher and add RV-type antifreeze to the bottom. Also, protect any other electrical appliances that use water.

– Unplug the filter system and change the UV bulb once a year if applicable. Undo any filter canisters, drain, and leave exposed.

– Add antifreeze to all drains, including shower and floor drains.

– Flush the toilet twice, lift the float. Any remaining water in the tank should not exceed 3-4 inches. Disconnect the small water supply line at the side of the toilet and allow it to drain before reconnecting. Then add antifreeze to the tank and bowl.

– To prevent inadvertent use, tape the toilet seat down.

– Open the drain plug on the incoming water line pump. Add antifreeze.

– Leave all the taps, levers, or knobs, inside and out, open.

– If any waterlines are not sloped to drain by gravity, use an air compressor to blow the water out of the line(s).

– Prime the pump

– Check for leaks in water lines

– Make sure the hot water tank is full of water. While filling the hot water tank, turn on a hot water faucet to let the air out. When water comes out of the faucet, the tank is full, and the faucet can be turned off.

– Turn on the hot water tank from a breaker or a switch. Test for hot water to make sure it’s working properly.

– Replace the filters and have the water tested for E. coli and bacteria to make sure the UV light is working properly.

– Check the outgoing wastewater system. Turn on the septic pump, if applicable, to make sure it is working properly.

Sometimes you can do everything right and still have problems. Or, maybe you forgot a step closing the cottage and your water lines and/or pipe fittings froze and split.

Or, if your cottage is on piers, perhaps your plumbing has shifted, crimping lines.

Aging pumps and fixtures, taps, hot water tanks, and more can fail, too.
